Buying a house in York Region moves quickly, and the inspection is one of the few steps where you get a clear look at what you are really buying. If you are searching for a home inspector Markham buyers can rely on, Golden Home Inspections is led by Certified/Registered Home Inspector Yama Nehan, who has about 15 years of experience and is counted among the top inspectors in Ontario. We help buyers and sellers in Markham, Unionville, Stouffville, Newmarket, and nearby communities. Call 647-704-7100 or book an inspection online.

What a home inspection is, and what it is not

A home inspection is a non-invasive, visual assessment of the visible and accessible parts of a house on the day of the inspection. It helps you understand the condition of the major systems, spot safety concerns, and plan for upcoming maintenance. It is not a warranty, a code inspection, or a guarantee about the future. Anything that cannot be seen or safely reached is noted as a limitation in the report. Our home inspection service page walks through the process from booking to report.

Homes you will see in Markham, Unionville, Stouffville and Newmarket

York Region has a wide mix of housing, so we look at the specific property rather than a neighbourhood label. Markham and Unionville include older detached homes on mature lots, as well as townhouses and newer subdivisions. Stouffville has a mix of established village-area homes and newer builds. Newmarket has many mid-sized detached homes, townhouses, and a historic core. Common talking points across these areas include lot grading and drainage, basement moisture, the age of the roof and furnace, and finished basements that may hide how the house performs.

What we check during a home inspection

Our inspections follow the NACHI Standards of Practice and usually take two to four hours depending on the size and age of the home. You receive a report with photos by email or as a hard copy. We look at:

  • Exterior – grading, drainage, eaves, downspouts, walkways, driveways, porches, decks, siding, brick, windows, doors, and garage.
  • Roof and attic – roof coverings, flashings, chimneys, vents, insulation, and ventilation where safely visible.
  • Structure – visible foundation walls, floors, beams, and signs of cracking, settlement, or moisture.
  • Electrical – service entrance, main panel, receptacles, switches, and visible wiring.
  • Plumbing – visible supply and drain piping, water heater, fixtures, and signs of leaks.
  • Heating and cooling – furnace, central air conditioning, and distribution where visible and operable.
  • Interior – walls, ceilings, floors, stairs, railings, windows, doors, and smoke and carbon monoxide alarms.

Questions to ask before you hire a home inspector

  1. How long have you been inspecting? Experience helps an inspector recognize patterns that newer inspectors may miss.
  2. What standards do you follow? Home inspections are not regulated by Ontario legislation, so ask about training and standards.
  3. Do you carry insurance? Golden Home Inspections carries liability and errors-and-omissions (E&O) insurance.
  4. Can I attend the inspection? You should. Seeing the issues in person makes the report much easier to understand.
  5. What does the report look like? Ask for a sample so you know you will get clear findings with photos.

Timing your inspection around your offer

Book as soon as your offer is accepted so there is time for follow-up before your condition date. Share the address, the condition date, and any concerns from your showing. If the report recommends a specialist, such as an electrician, roofer, or foundation contractor, get that opinion before you waive conditions. Then review the findings with your realtor and lawyer.
