A condo can feel simpler to buy than a house, but the unit still has its own plumbing, electrical, heating, windows, and finishes, and any problems inside the unit become yours after closing. If you are shopping in Mississauga, Brampton, Vaughan, or Oakville, a condo inspection Mississauga buyers can trust is a practical way to understand the condition of the unit before you remove your conditions. Golden Home Inspections is led by Certified/Registered Home Inspector Yama Nehan, who has about 15 years of experience and is counted among the top inspectors in Ontario. What a condo inspection covers

A condo inspection is a non-invasive, visual assessment of the visible and accessible parts of your unit on the day of the inspection. It focuses on what you own and are responsible for inside the suite. Typical areas include:

  • Electrical – the unit panel, receptacles, switches, and visible wiring.
  • Plumbing – visible supply and drain piping, fixtures, under-sink areas, and signs of past or active leaks.
  • Heating and cooling – in-suite heating and air conditioning equipment, thermostats, and ventilation where operable.
  • Windows and doors – operation, seals, balcony or terrace doors, and the entry door.
  • Kitchen and bathrooms – cabinets, counters, exhaust fans, and signs of moisture around tubs, showers, and toilets.
  • Interior – walls, ceilings, floors, closets, and smoke and carbon monoxide alarms.
  • Appliances – basic operation of built-in and included appliances, where applicable.

What a condo inspection does not cover

It helps to know the limits. Common elements such as the roof, underground parking, the building structure, hallways, and shared mechanical rooms are generally managed by the condominium corporation, and are not part of a unit inspection. That is why buyers also review the status certificate with their lawyer, which describes the corporation’s finances, reserve fund, and any special assessments. The inspection is also not a warranty or a code inspection, and anything we cannot see or safely reach is noted as a limitation in the report.

Why buyers in Mississauga, Brampton, Vaughan and Oakville inspect condos

These cities have a large mix of condo apartments, stacked and low-rise townhouses, and newer high-rise towers. Whether the unit is older or only a few years old, an inspection can reveal issues such as slow drains, minor leaks, poor ventilation, failed window seals, or electrical items that need follow-up. For a newer unit, it is also a way to document its condition before you take on ownership. For a house instead of a unit, see our guide to a home inspector in Mississauga and Brampton.

How to prepare for your condo inspection

  1. Book once your offer is accepted so there is time before your condition date.
  2. Confirm access. Ask your realtor to arrange entry and, if needed, elevator booking or visitor parking.
  3. Attend the inspection. Seeing the findings in person makes the report easier to follow.
  4. Review the status certificate. Go over it with your lawyer alongside the inspection report.
  5. Follow up with specialists. If the report recommends an electrician, plumber, or HVAC technician, get that opinion before you waive conditions.

Credentials you should look for

Home inspections are not regulated by Ontario legislation, so ask any inspector about training, standards, and insurance. Golden Home Inspections maintains InterNACHI membership, follows the NACHI Standards of Practice, and carries liability and errors-and-omissions (E&O) insurance.
