A property inspection is a non-invasive, visual assessment of the visible and accessible parts of a building on the day of the inspection. It looks at the roof, exterior, structure, plumbing, electrical, heating, cooling, and interior. It is not a warranty, a code inspection, or a guarantee about the future, and it does not involve opening walls. What to expect in Richmond Hill, Vaughan and Aurora

The north GTA has a wide mix of property types, and each one raises its own questions:

  • Older detached homes in Richmond Hill and Aurora. Mature neighbourhoods may have original wiring, older plumbing, aging roofs, and basement moisture history worth a closer look.

What our inspection covers

Our inspections follow the NACHI Standards of Practice and typically run two to four hours. We check:

  • Exterior – grading, drainage, eaves, downspouts, walkways, decks, porches, siding, brick, stucco, windows, doors, and garage.
  • Roof and attic – coverings, flashings, chimneys, skylights, vents, insulation, and ventilation where safely visible.
  • Structure – visible foundation walls, floors, columns, beams, and signs of cracking, settlement, or moisture.
  • Plumbing – supply and drain piping where visible, water heater, fixtures, and signs of leaks.
  • Electrical – service entrance, panels, receptacles, switches, and visibly unsafe conditions.
  • Heating and cooling – furnace, central air conditioning, distribution, and ventilation where visible and operable.
  • Interior – walls, ceilings, floors, stairs, railings, windows, doors, and smoke and carbon monoxide alarms.

How to get the most from your inspection

  1. Book early. As soon as your offer is accepted, schedule the inspection so you have time for any follow-up.
  2. Attend if you can. Walking through the home with the inspector helps you understand findings in context.
  3. Ask for access. Make sure the attic, basement, mechanical areas, and garage can be reached on the day.
  4. Read the whole report. Separate safety items, major deferred maintenance, and routine upkeep, then discuss next steps with your realtor and lawyer.
  5. Consider specialists. If the report recommends a specialist for the roof, electrical, or foundation, follow up before your condition date.
