What a home inspection is, and what it is not
A home inspection is a non-invasive, visual assessment of the visible and accessible parts of a house on the day of the inspection. It is not a warranty, a code inspection, or a prediction of what will fail next. Its purpose is to help you understand condition, safety items, and maintenance you may face. Read more on our home inspection page.
Newer homes: do they need an inspection?
Yes, they can. A newer home in Whitby, Courtice, or Bowmanville is not automatically free of issues, and it is easy to assume everything was done right. In newer subdivisions, buyers commonly ask us to look at:
- Grading and drainage – whether water runs away from the foundation, and how downspouts and swales are performing.
- Settlement and finishing – cracks, nail pops, uneven floors, and trim or flooring details.
- Attic insulation and ventilation – what is visible and whether ventilation looks adequate.
- Mechanical installation – furnace, air conditioning, venting, water heater, and visible plumbing and electrical work.
- Exterior details – windows, doors, caulking, siding, brick, and decks or porches.
If you are buying directly from a builder, ask them what warranty coverage and deadlines apply to your purchase, and keep your inspection report with your paperwork.
Older homes in Oshawa and Whitby
Established neighbourhoods in Oshawa and Whitby have bungalows, two-storey homes, and split-levels that have had years of use and updates. For those homes, the questions usually shift toward the age and condition of the roof, furnace, windows, and electrical panel, as well as basement moisture and any past renovations. A thorough inspection helps you plan for repairs and upgrades, not just decide yes or no.
What our inspection covers
Our inspections follow the NACHI Standards of Practice and typically take two to four hours. You receive a report with photos by email or as a hard copy. We check:
- Exterior – grading, drainage, eaves, downspouts, walkways, siding, brick, windows, doors, and garage.
- Roof and attic – coverings, flashings, chimneys, vents, insulation, and ventilation where safely visible.
- Structure – visible foundation walls, floors, beams, and signs of cracking, settlement, or moisture.
- Electrical – service entrance, main panel, receptacles, switches, and visible wiring.
- Plumbing – visible supply and drain piping, water heater, fixtures, and signs of leaks.
- Heating and cooling – furnace, central air conditioning, and distribution where visible and operable.
- Interior – walls, ceilings, floors, stairs, railings, windows, doors, and smoke and carbon monoxide alarms.
We do not open walls or damage finishes, and anything we cannot safely reach is noted in the report as a limitation.
Tips for Durham Region buyers
- Schedule right away. Book once your offer is accepted so you have time for any follow-up before the condition date.
- Come to the inspection. You will get a clearer picture of the findings in person.
- Make sure everything is reachable. The attic, basement, furnace area, and garage should be accessible on the day.
- Read the full report. Sort items into safety, major repair, and routine maintenance, and discuss them with your realtor and lawyer.
- Get specialist opinions if recommended. If the report suggests a roofer, electrician, or foundation specialist, follow up before you waive conditions.
