What is a pre-listing home inspection?
A pre-listing inspection is the same non-invasive, visual home inspection a buyer would order, completed before you put the house on the market. It is not a warranty, and it is not a code inspection. It is a clear, photographed record of the condition of the visible and accessible parts of the home on the day of the inspection. What we look at in Oakville, Mississauga and Milton homes
West GTA housing is varied. Oakville has mature neighbourhoods with larger lots and older homes alongside newer builds. Mississauga mixes 1960s to 1980s detached and semi-detached homes with townhouses and many condos. Milton has a large share of newer subdivisions, where the questions often turn to grading, drainage, and finishing details. Across all of them, our inspection follows the NACHI Standards of Practice and typically covers:
- Exterior – grading and drainage, eaves and downspouts, walkways, decks, porches, siding, brick, windows, doors, and the garage.
- Roof and attic – roof coverings, flashings, chimneys, vents, insulation, and ventilation where visible and safely accessible.
- Structure – visible foundation walls, floors, beams, and signs of cracking, settlement, or moisture.
- Electrical – the service entrance, main panel, and visible wiring, receptacles, and fixtures.
- Plumbing – supply and drain piping where visible, water heater, fixtures, and signs of leaks.
- Heating and cooling – furnace, central air conditioning, and distribution where visible and operable.
- Interior – walls, ceilings, floors, stairs, railings, windows, doors, and signs of moisture.
Inspections usually take two to four hours, and you receive a report with photos by email or as a hard copy. The inspection is non-invasive: we do not open walls or damage finishes, and anything that cannot be accessed safely is noted as a limitation.
Common findings sellers can address early
Every home is different, but sellers often find it useful to learn about items such as poor grading near the foundation, missing or loose railings, worn roof coverings, aging exterior caulking, minor plumbing leaks under sinks, loose or ungrounded receptacles, missing smoke or carbon monoxide alarms, and signs of past moisture in basements. Some are quick, inexpensive fixes. Others may need a specialist, and the report will tell you where a follow-up is a good idea.
Is a pre-listing inspection right for you?
It is not required, and it will not suit every seller. It tends to help most when a home is older, when you are unsure about the roof, basement, or mechanicals, or when you want to avoid last-minute negotiations.
