Building Inspection

New Building Home Inspections are performed at the completion of construction, but prior to your final walk through with the inspectors’ Representative. Our experience has exposed that significant structural deficiencies, electrical faults, roofing issues, as well as safety concerns are more prevalent than should be. A few common new home issues include, improper installation of roof covering materials and flashing, poorly installed, braced, or damaged roof trusses, deficient levels of attic insulation, exterior walls that are not properly sealed against water intrusion, improperly installed electrical wiring and components which present a fire or shock hazard, and last but not the least leaking or defective plumbing systems.

House Inspection

At Golden Home Inspections, we are focused on providing our clients with honest, unbiased, confidential and professional Inspections. We thoroughly inspect all major components of the subject property to expose unknown defects. Our company will give you the reliable information you need to make an informed decision regarding the residential property you want to buy or sell which is located in Toronto, Mississauga, Brampton or anywhere in GTA.

Commercial Inspection

Buyers of almost any type of commercial property will benefit from a Commercial Inspection. If you are thinking of purchasing any commercial building, you will benefit from a Golden Home Inspection.

Condo Inspection

At first, glance, owning a condo may seem to be a more affordable option but it’s also important to get the best value. Before you invest, a condo inspection can help make sure you’re spending your hard-earned money wisely.

In the case of a new condo, one benefit of having an inspection early is being able to address any issues while the builder is still under warranty. This will help ensure any repairs are made at no additional costs to you. When it comes to the resale of condos, a renegotiation of the price might be possible if you include a condo inspection as a condition of sale.

PDI Inspection

A PDI is one of your first opportunities to view your completed home. Our Golden home inspectors will guide you through a comprehensive inspection and may demonstrate how to operate the home’s systems such as the ventilation, plumbing, and heating.

Any item that is damaged, incomplete, missing or not operating properly should be noted on the inspector’s PDI Form to verify that these conditions existed prior to occupancy. If something has not been installed or completed, this should be noted as well. When the inspection is over, you or your designate will be asked to sign the PDI Form.

Pre-listing Inspection

A pre-listing inspection in Golden Home Inspection is also beneficial because sellers can determine an asking price that better reflects the condition of the property. If the home needs several repairs and your seller doesn’t have the available cash, he can list the house at a lower price to compensate for these repairs. Once there’s an interested buyer, your seller can disclose issues with the property, and then explain that the price reflects these flaws.

Asbestos Inspection

Asbestos Inspections are needed before you start any renovation or maintenance work because it is estimated that 1/3 of all homes built in Canada contain asbestos.

Visual Asbestos Inspections

Visual asbestos inspections are generally carried out in conjunction with pre-purchase building inspection reports. As the home or building is in the process of being sold and we are acting for the purchaser (not the property owner), we generally don’t have permission to remove samples for testing purposes.

Construction Defect Inspection

Buildings are designed to provide shelter from the outdoor elements and to provide a safe and healthy indoor environment at work and home.
